ND&C · HOW WE WORK
First we understand the project. Then we define how to engage.
We begin with the information available.
An initial review allows us to understand the starting point, identify what needs to be resolved and define an appropriate scope before committing to additional work.
You do not need to have everything resolved to start a conversation.
A project may come to us with land, studies, design, costs, permits or partial documentation.
What matters at the outset is understanding:
what exists · what stage it is in · what needs to be resolved
We begin with what is already available.
01 · UNDERSTAND
Where does the project stand today?
The first conversation allows us to understand the project, its context, its current stage and the decision that needs to be made.
- The client shares
- Project or asset · current stage · available information · primary need.
- Outcome
- An initial understanding of the starting point.
02 · REVIEW
What information exists, and what questions remain open?
We review the available information to understand what is defined, what requires greater clarity and what may affect the next decision.
Not every project requires the same depth of review.
- Outcome
- An initial assessment of the situation and its main open issues.
03 · IDENTIFY
What needs to be resolved first?
Based on the review, we identify the priorities, dependencies and decisions that should be addressed before moving forward.
The objective is not to expand the process, but to focus it on what actually matters.
- Outcome
- A clear definition of priorities and potential scope.
04 · PROPOSE
How would it make sense to approach the project?
Based on the initial review, ND&C presents a project-specific proposal.
The proposal defines:
scope · deliverables · timing · responsibilities · conditions
- Outcome
- A proposal structured around the project’s actual needs.
05 · YOUR DECISION
You decide whether we move forward.
Once the scope has been presented, you decide whether moving forward makes sense.
ND&C also confirms that the mandate aligns with the capabilities, responsibilities and conditions required to carry it out properly.
If it makes sense for both parties, we begin.
06 · COORDINATE
The agreed scope becomes a clear working framework.
Once the mandate begins, ND&C coordinates the activities, specialists, deliverables and decisions within the defined scope.
The team is defined according to the needs of the project.
- Outcome
- Clear responsibilities. Coordinated decisions. Continuity through execution.
The team responds to the project, not to a fixed structure.
ND&C integrates specialists and collaborators when the scope requires them.
Architecture, engineering, regulatory, cost, legal, market and other disciplines remain under their corresponding professional responsibilities.
ND&C retains coordination within the agreed scope.
ND&C + INGECAP MX
When the project also requires financial structuring and capital.
In certain cases, the scope may be developed in coordination with INGECAP MX to integrate real estate development, financial analysis and capital structuring under a single Business Plan.
PRIVATE CONVERSATION
The first step can be simple.
Share the information you have available and tell us what needs to be resolved.
We will conduct an initial review and, if there is a relevant scope, present a specific proposal for moving forward.
